Runtens Farm – Guest Notes

Welcome to Runtens Farm, we hope you have a wonderful time in this special secluded area of Hampshire. Please make yourself comfortable in the house. We have provided the following information for you which we hope will help.

Smoke Alarms

• There is an integrated smoke alarm system throughout the house meaning all alarms will sound if only one is activated. Should a false alarm occur please go to the alarm system control panel at the front door and disarm using the code: (See Airbnb Message)

Heating

• The central heating is controlled by the white EvoHome controller which is located in the upstairs study on the windowsill. As Runtens Farm is an old house, it has solid walls. Please keep the controller in this location to ensure it maintains connection with all radiators.
• Each room can also be controlled by the white dial at the top of each radiator value. Just turn these up or down and it will boost the heating in the selected room. The kitchen, boot room and utility room all have underfloor heating and there are thermostats located on the walls.

AGA cooker

• We will turn on the electric powered AGA during your stay so that it is warm and ready to cook with. If you prefer you can turn this off you can do so using the access panel as shown in the image below.
• If you wish there is a separate conventional electric oven on the left hand side of the AGA which can also be used.

Hot water

• The hot water tank is at the top of the stairs in the cupboard. The hot water can be boosted on the EvoHome controller.
• There is an immersion heater located next to the hot water tank as a back-up.

Internet

• The property benefits from high-speed internet from Starlink.

Recycling and waste

• Blue wheelie bins = all mixed recycling excluding glass
• Maroon wheelie bin = all glass
• Black recycling bin = All non-recyclable waste.
• Please feel free to put all food into the waste processor (Insinkerator) in the kitchen sink.

Electric Gates

• For your privacy there are electric gates. When entering the property please press the button to open the gates. When exiting the property the gates will automatically detect the car and will open. If you wish to exit by foot please press the exit button on the right hand side of the gates.
• Should you wish to leave the gates open for a period of time please open the gates fully and then isolate the power using the large red switch to the right hand side of the gates beside the control panel.
• If there is a problem with the gates please use the key hanging on the kitchen key hook board which allows you to manually open the gates.

Fires

• Please feel free to use both of the fires in the house.
• Please help yourself to the firelighters, kindling and logs.

Hot Water Tap in Kitchen

• To operate the tap please tap the dial downwards twice and on the second tap, twist anti-clockwise until the boiling water starts.
• Please be careful as the water comes out boiling.
